Foundation Cracks: What Homeowners Should Look For

Foundation and basement wall cracks can form for different reasons. The useful question is not simply whether a crack exists, but whether its pattern, location and surrounding symptoms suggest movement that should be evaluated.

What to document

Note the crack direction, approximate width, location, whether it appears to change, and whether nearby walls, floors, doors or windows also show movement. A dated photo can be helpful for tracking visible change over time.

When a crack deserves a closer look

A changing crack, visible displacement, inward wall movement, or cracking that appears with settlement symptoms is a stronger reason to arrange an evaluation than a stable cosmetic blemish with no other signs.
